Renter Retention Pays Off – 6 Tips for Landlords

The Golden Rule still rules. Good property managers and landlords treat others the way they want to be treated. Put into practice, positive relationships are formed that help tenants feel good about staying where they are. When tenants feel like they are respected, listened to and responded to, they will want to perpetuate the tenant-landlord relationship. This pays off for the property manager and landlord because it prevents searching for new tenants, going through the tenant “turn over,” including new leases, background checks and more. 

Here are SIX ideas to help residents want to re-lease:

1. Send a thank you card for being a great tenant and when a lease is re-signed.

2. Reward residents when they let you know of a maintenance issue timely that ends up
        saving you money, with something like a gift card or credit on the next month’s lease.

3. Be responsive when issues arise; let the tenants know they are being heard and you 
        take their concerns seriously. This builds good will and trust.

4. Set up a dedicated email address for direct lines of communication that is property
        related only. This helps to compartmentalize and more quickly alert you to tenant 
        correspondence.

5. Send out links to helpful articles, blogs, and other tips on preventative maintenance, energy 
        saving information, and news interests relative to the area. By helping a tenant to
        feel at home and as if you have his best interest at heart, this builds a sense of
        emotional and physical investment in the property.

6. Take a house-warming gift. That’s right…good manners never go out of style. Dropping 
        by after a tenant moves in with a small welcome gift, whether it be a “goodie” basket or a 
        plant, provides a sincere welcome that will be remembered.
