How to Prepare Your Home for the Fall Real Estate Market

Fall is quickly approaching and it’s a favorite time of year for many of us. The kids are back in school, the temperatures are dropping, and in some areas of the country, the fall foliage is absolutely spectacular.   

Fall is also a popular time of year for the real estate market. As Elizabeth Weintraub, a broker-associate, states in her recent article titled “How to Sell a Home in Autumn or Fall,” for financial education website, thebalance.com:

"People are happy and relaxed as the temperature begins to drop. It's not just sweater weather that creates static electricity in autumn; it's the scurrying of agents diligently working to pop a few more sales into the hopper before third quarter sales results are posted."

Here are a few simple tips that will make your home more attractive, appealing, and eye-catching to fall home buyers:


1.    Clean up the lawn

Take care of late summer tasks such as mowing (if necessary) and removing or cutting down dead summer plants. If leaves have already started falling, make sure to rake them regularly. Throw away debris and garbage. Also, remove any decorations, kids’ toys, etc. that may be perceived as clutter.

2.     Create seasonal curb appeal

Planting popular fall flowers such as mums and marigolds will add an appealing splash of autumnal color to the exterior of your home. You may also want to accent these flowers with pumpkins and gourds.

3.      Have the HVAC system checked

It’s important to do this before turning on the heat for the first time. You’ll want your house to smell fresh for prospective home-buyers, for example. It’s also better that you discover and fix any HVAC issues before your home goes on the market.

4.      Prepare fall snacks and smells in the kitchen

There’s nothing quite like the smell of freshly baked goods or autumn-scented candles to help make a house smell cozy and comforting. Baked pumpkin recipes and hot apple cider are perfect for this time of year.

5.      Light up your house

Fall means shorter days and less daylight. Take advantage of natural light during the day by drawing your blinds, opening the shutters, and pushing back the drapes. On dreary days and in the evenings, turn on every light, both inside and outside.
