Tips for Enhancing the Curb Appeal of a Rental Property


One of the best ways to attract and retain good tenants for your rental property is to make it look attractive to potential renters. When you're preparing a home to rent, you should consider working on its exterior first. In other words, you'll be focusing on the home's "curb appeal."

Most people decide whether to even look inside a house based on its curb appeal; it's usually their first impression of the property. The more attractive the curb appeal, the better. Fortunately, there are dozens of small, inexpensive ways you can boost your home's curb appeal.

Here are some useful suggestions for enhancing your rental property's curb appeal:

Clean up.  First and foremost, a clean look gives the impression of a well-cared-for house. Get out the hose and buckets, and even the power washer if necessary. Make sure accumulated dirt and grime are removed from the siding and brick. An extension handle can help with brushing high places and cover a lot of ground. If needed, use gentle, biodegradable detergent. 

Also, be sure to make the windows sparkle! After the house-wash, the windows will need extra attention with glass cleaner or soapy water and squeegee. 

And finally, take time to trim up bushes and add mulch to garden beds for a clean, fresh look. And don't forget to mow and edge (if needed).

Paint trim, accents, and the door. Fresh paint draws attention and creates a welcoming vibe. Use colors which accent siding and brick or stone. A bright color for the front door will make it stand out nicely.

Add or upgrade the house numbers. Use a style that matches your home’s architecture, but don’t be shy! The house number is supposed to stand out.

Polish or update the outdoor lighting. If cleaning didn’t quite spruce up the exterior lighting enough, visit your local hardware store for sparkling new fixtures that will make your home look great. Creatively match or accent styles for the porch and around the garage.

Add furniture and splashes of color to the porch. Bright planters full of flowers alongside comfortable-looking chairs make one imagine a warm day on the porch with a cool drink. A nice thought, right? Put yourself in a renter’s place; a warm, inviting exterior to a home makes an excellent impression.

For other easy updates on a budget, try these ideas:

  • Upgrade or paint the mailbox, or add a decorative magnetic mailbox cover.
  • Place attractive fencing around the air conditioner unit.
  • Plant inexpensive shrubs and/or flowers on walkway borders and at the corner of the driveway.


With a little time and effort, your rental home will truly stand out to potential tenants.
