McCreary Realty Management is a local family owned and operated real estate management firm based in Marietta, Georgia, a suburb of Atlanta, Georgia, approximately 20 miles Northwest of Atlanta. After 30 years in business as a part of Jackson & King, Betty King McCreary, the only daughter of Mr. B.B. King, one the original founders of Jackson & King, in 1990, spun off the property management arm of the family business, to create McCreary Realty Management.
The ownership for the new McCreary Realty Management remained constant with the company founders Betty and Bob McCreary. Joining them in the move was their son & broker of the business, Michael A. McCreary, and their daughter, Marilyn McCreary Davenport. They dedicated themselves to carry on the traditions of hard work, ethical dealings and commitment to excellence that had been the hallmark of the original family business.
In 1990, the Institute of Real Estate Management awarded McCreary Realty Management the prestigious designation, ACCREDITED MANAGEMENT ORGANIZATION® (AMO®). Fewer than 500 real estate management firms nationwide hold this honor. Our firm is only one of a handful of this number that manages single-family homes as the primary portfolio. We have become the market leaders in this niche of real estate management in Northwest Metro Atlanta.
In 1996, we expanded our portfolio to include the management of single-family subdivision homeowners associations within our target geographical market. Presently, we have over 30 associations with over 3,000 units under management.
In 1998, Bob McCreary retired from the day-to-day activities at the office followed a few years later by Betty. After an extended illness, we lost Bob in early 2006. His wit, wisdom and zest for life is missed everyday!

In 2008, McCreary Realty Management took a bold step forward by moving its offices into a new location more than doubling the square footage and providing room for not only current staff, but expansion as well. After 30 years in the same building, it felt odd but exhilarating to drive to the new office the first day after the move!
McCreary Realty Management has managed thousands of single-family homes and other small residential properties located throughout Cobb and South Cherokee Counties in Northwest Metro Atlanta, Georgia. We have represented thousands of Investors who own these properties, and these Investors are located throughout the entire world.
Marketing our properties for lease and our company’s services to clients has changed immensely over the years. If a company does not have a significant presence on the internet these days, they really aren’t in the real estate business anymore. Gone are the days of solely depending upon just the newspaper classified ads. The internet has dramatically changed how we operate in the real estate industry. For example, we have not bought an ad in a local paper in several years. With listings of our properties on dozens of internet listing services, we average over 150 unique visitors a day to our website, resulting in far more exposure and contacts than ever before possible!
Photography has certainly become an important part of our marketing. We offer much, much more than the 1990’s typical photo of the front of the house only for marketing and maintenance. Today, we utilize professional level Nikon D-SLR’s to document each room and all exterior views of your property.
We use a super wide-angle lens to capture the most each room has to offer, and we also use Nikon’s Creative Lighting System to show your property in its best light. As members of the National Association of Photoshop Professionals (NAPP), we edit your photos to look their very best and incorporate them into the listing, along with a virtual photo tour of your property set to music.
Technology has also played a major role in the way we do business in the 21st century. Today we have a server based computer network with multiple workstations using state of the art PC’s with MS Office Professional Suite. We run on a gigabit network, using a T-1 broadband portal with a Cisco firewall protecting us from intruders and viruses. With 2 multi-function print/copy/scan/fax laser devices, laser & inkjet color printers, we are able to make much of our office virtual and print quality copies for all our customers.
Over the past decade, the rapid growth of single-family subdivisions with mandatory Association membership in Cobb and South Cherokee Counties created the need for the professional management of homeowners associations. McCreary Realty Management has the ability to manage these communities successfully in conjunction with our existing portfolio of single-family homes we manage for lease.
We have decades of experience in performing all of the components of real estate management for not only the single-family Leasing & Management portfolio, but the HOA portfolio as well. We routinely perform duties for our clients such as budgeting, financial administration and collections, maintenance, landscaping, pool maintenance, legal/tax/insurance administration and reserve fund estimating and administration.
We consistently place communication with our clients (property owners and associations) as a high priority. Communication is the foundation of any relationship, especially so in real estate management. Once Owners and HOA Directors have established clearly stated goals and objectives and have concisely communicated them with Management, success is a certainty. As professional problem solvers, we are available to aid the Owners and HOA Directors in establishing goals and objectives they deem necessary.
We really put our technology to work in our HOA department and have all communities set up inside a virtual file cabinet that contains all records. Can you imagine the floor space needed for just the file cabinets necessary for almost 30 communities with over 3,000 properties? All of that now resides in less than two square feet!

Our HOA Offices have been paperless since 2004 and now with our online efforts, we will be printing and mailing less and less each month. We are committed to reduce our waste and to recycle & reuse when and where we can.

Communication is the foundation of any relationship, especially so in real estate management. We have had many opportunities to pursue other property types (office, retail, etc.) throughout our history, but we need to focus on what we do best, management of scattered site, single-family residential properties for lease and HOA management.
