McCreary Realty has its own You Tube Channel that has a video slide show for each of our current listings. 

We are very pleased to offer this new look at our listings and hope you will enjoy it!  Click Here to access the channel or click on the You Tube icon with all of the other social links!

Since we access information from all different sources, it only made sense to take advantage of several different websites for the marketing of our listings.  Presently we use Twitter, Facebook, LinkedIn and Flikr along with our website and this blog!  We want to be easy to find when you are needing to lease a house!

Fall 2010 and the Rental Market

While it is not quite yet fall, it sure feels like it as schools start up, festivals & fairs are beginning and the temprature starts to moderate some. 

When you’ve been in the business as long as I have, you tend to observe trends, whether you want to or not.  Typically, our fall market begins today, the day after Labor Day and will run up to Thanksgiving Day.  Over the past 30 years, the fall market leasing activity will usually slow down gradually.  However, there have been years where the day after Labor Day the market will just shut off like a water faucet.  The falls of 2001. 2002 & 2008 were such times.  Then we have had markets where the fall slow down does not occur until right upon Thanksgiving, like the middle part of this decade!  This is why it is difficult to predict exactly what sort of leasing activity to expect over the coming weeks/months. 

I don’t know about you, but my crystal ball is cracked and foggy past the next five minutes.  So looking dow the road with any real authority is simply based on assumptions of past experiences and a fair understanding of current conditions.

2010 has been a confusing market all year long.  It has been running very much HOT and COLD.  We can go 2-3 weeks with all of the showing/leasing activity that we can handle followed by 2-3 weeks of a complete shut down, with little to no real quality activity. 

So what do we expect for this Fall?  I think it is going to be more of the same that we have experienced all year long.  More HOT and COLD is on the horizon. 

All year long we have been meeting with not only investors who have purchased their houses specifically to hold and lease, but most recently, we have been meeting with frustrated sellers or “accidential investors” who can’t sell their houses for a reasonable price, are not willing to walk away from the mortgage and as such, choose to right out the current real estate market by leasing their houses for the next 3-5 years or longer.

The rents that the houses are bringing is still hovering in the values that we were getting at the turn of the century.  The quantity of the available rental inventory is still high and that is keeping the monthly rental prices lower.  The summer market saw a real decrease in marketing time and properties were moving faster than at any point in 2009.  Sustaining that pace through the fall is something that we are not anticipating. 

All in all, it is not bad news and not great news.  It is just news that we can live with and still do business with and that alone makes it good news!

Staff Bowling Night Was a Hit!

Wow, what a great time we had over at Marietta Lanes last night!  It was wonderful to see everyone have so much fun!

Winners – The gals from HOA just owned Leasing thoughout the night!  The winner of the first game by just 3 pins was Janet over Melanie.  They were neck and neck all game!  The second game was just plain awesome!  Again, the gals of HOA were leading the pack!  First Nikki came in with a score of 110 followed shortly by Melanie who also shot 110.  Teri had a chance to win it all by coming into the 10th frame with a score of 105.  Teri somehow only picked up 5 pins and ended up with a score of 110 as well.  Ok, what are the ODDS of that?   Basically, all 4 HOA’s ladies ended up WINNING a game! 

A great time was had by all, the food was good and the fellowship was just great!

Staff Bowling Night!

Tis a grand night for BOWLING!  Yes, that’s right the McCreary Staff members are getting together tonight at the Marietta Lanes to Bowl a couple of games and have some great fun!  We have plenty of eats, drinks and a great cookie cake to dive into while we knock some pins around.   I found some GREAT bowling shirts (www.bowlingshirt.com) for a very reasonable price and had a great graphic applied to the back of the shirts courtsey of Repla-Prints (http://www.replaprints.com) and they turned out AWESOME!  The staff is so pleased with their shirts, all are wearing them today at the office! 

I will post some photos tomorrow along with the winners of the games.  There’s a small gift card on the line to motivate us and it should be loads of fun and relaxation!

Here is the design Repla-Prints did on the back of the shirt for us – BTW, these guys are awesome and everyone that has seen the shirts LOVE them!

Time to Restart the Blog

Hello world!

I’ve taken a break from blogging for some technical reasons, but I’m back now and ready to talk about Real Estate Management and our role in assisting the property owners of the world make sense of their investments in single-family homes as rentals.

The maket has been so much better here in the middle of 2010 than at any time in 2009.  While we are not seeing increases in rent, we are seeing shorter overall  marketing times for the houses on turnover. 

Monthly Rent Collections have been going well.  This validates our approach to qualifying potential residents.  Our common sense – don’t let one number dictate everything – approach to qualifying has really paid off for our property owners.

Happy New Year!

We are so pleased to have experienced and to have not only survived, but thrived in 2009.  It is now time to usher in a New Year with all of its hopes and dreams of better times ahead for all. 

I want to take a moment here to express some heart-felt thanks and gratitude to some individuals and companies for all that they have meant to me and to McCreary Realty!

First and foremost – my family … My wife, Lisa; my children, Aaron & Kim, Bess & Colleen; my beautiful grandchild, Katie and my Mother … thank you for all you have done for me and assisted me and just sat and listened to me throughout the year. 

The staff here at McCreary … Teri, has been with us since the mid 1980’s.  Her dedication to this firm is unparalleled.  Megan has been one of the best “finds” in an employee this firm has known.  Her zest for life and passion for customer service along with a great sense of humor helps set the pace for the office every day.  Nikki keeps us all in line every day and does so with a wonderful smile on her face and a great quick wit.  Joanna has been with the firm for several years working summers while in school.  When tragedy hit our staff in August, she put her teaching career on hold to step up to the plate in a rare act of selflessness and has been nothing but a blessing every day!  Keeping our HOA department in order this year has been a challenge that Janet readily and capably handled.  It was wonderful to hear from all of the retiring Directors at the annual meetings over the past 2 months about how professional, helpful and in most cases indispensable she was this year.  Melanie has handled all that life has thrown her in her personal life this year with such quite strength and grace that it is just humbling to be around her.  Her HOA Directors echo Janet’s in that they are impressed with her professionalism, responsiveness and capabilities on a daily basis.   

Everyday I walk in the front door, I am humbled to have the opportunity to work with such amazing women!  Life around the office has changed a lot this year … sometimes for the better and sometimes not.  As we enter 2010, we are all looking forward to a more stable year, armed with the knowledge and life experiences of the past. 

To the companies we work with … Planet Synergy has been a great find for us.  Raj, Anu & their team of talented techies have done a fantastic job with our new website, SEO and all of the new social networking activities that we are enjoying.  Domin-8, the makers of our property management software, Tenant Pro … thank you for getting all of the updates out to allow us to handle all of the new data so much more efficiently.  Comnexia, our own IT Team of professionals … they keep our server humming, backups, well backing up, viruses out, updates in and all in all things work like they are supposed to!  All of our maintenance vendors … Ed, Steve, Kenneth, Betty, Lyle, Doug, Freddie, Larry, Eddie, Brad, Bob, Christian as well as the companies: pool companies, carpet cleaners, landscapers, roofers, attorneys, insurers, bankers, telecommunications, etc.   … we could not get it done without your dedication, commitment and excellent service on behalf of our property owners and for the benefit of our residents!

To our clients … property owners and homeowners associaitons … we appreciate your business; we appreciate your confidence and trust in us; we appreciate the opportunity you give to us be of service to you every day!  We would not be here today, after over 50 years of the family being in this business without you.

I fully expect twenty-ten to be a great year for McCreary Realty!  We will continue to evolve with technology, systems and tools that will benefit our clients and customers. 

Life is good and I am thankful for being here for another year to come!

Home Prices Continue Decline!

This short blurb from the Atlanta Business Chronicle is very telling of today’s times.  We have such a glut of inventory & high employment that 2010 is looking to be just more of 2009!

8.1 Percent decline overall.  That means some areas are well into double digit decline for just one year!

Home Sweet Rental!

You just have to love this article from the NYPost on the value of renting vs. ownership in this tough housing market.  The one thing we as an industry continue to need more of is good residents to fill up the vacant inventory!

Here’s an exerpt from the article:

“But in the wake of the housing crisis — with home values down 35 percent or more and with little robust growth seen on the horizon — it may be time to ask whether buying a home is still so vital to financial happiness.

The current economic environment is making a strong case that renting a home and smartly investing your savings can be just as rewarding.
